Prespes Luxury Homes is four homes in one renovated stone building in Agios Germanos, hosted by their owners. The idea is simple: your own door in Agios Germanos, a warm stone home behind it and the village outside.

A designated traditional settlement

Agios Germanos is a designated traditional settlement in Prespa, about 1,050 m above sea level. It is a village you stay inside: the four homes are part of it, not set apart from it.

Agios Germanos has an 11th-century Byzantine church, with a restored watermill nearby, which the owners call the only one of the area to survive.

One stone building, four homes

The four homes share one stone building more than 120 years old. It has been renovated, with a new roof, new plumbing and electrics, and some additions. Up to 15 guests in all.

Each home has a main bed. The other places to sleep are sofa beds, not children's beds.

A cosy stone home for two, with a main bed, a kitchen of your own and a sofa under the wooden ceiling. A warm, easy base for a couple, with a welcome basket of breakfast treats waiting for you.

A homely stone home for a family or friends travelling together, with a main bed and sofa beds for the others. The living area, with its sofa and dining table under wooden beams, is where the long meals and slow evenings by the fireplace happen.

This home also has a fireplace, with firewood and help with the fire.

Our home for the biggest party: a family, or friends travelling together, with a main bed and sofa beds for the others. The living area has a large sofa and a fireplace, and a cushioned window seat is made for morning coffee, so everyone has a place to settle.
